There are several factors that affect the deterioration of the roof. Every material used has its own lifespan. With some variants of asphalt shingles, you could expect an average life of 30 years, without regular maintenance, you are lucky if you get 20. Metal roofs are materials that often get you the longest life. With proper maintenance and expensive coating, the roof can last many years. All other roofing materials fall anywhere in between with the right maintenance.

It is easy to forget about roof maintenance due to the long life span of roofing. It is mostly attended to when the damage are already visible, besides who really wants to be climbing roofs. It is, in many ways, also a matter of lifestyle. Few among us want to live the rest of our lives in the first house that we built. If the roof is asphalt shingles, which compose 90{ff882d4eb6091d566c8a162c82f473740a0c818667a1dc828a28ecc778b3b6ed} of homes today, most of us would have transferred to a new house long before visible deterioration sets in. Studies show that the average American transfers residences every seven years.

Still there are many reasons to conduct regular roof maintenance.

First in the list is that no matter how “good” the roof looks and is built, there is always a small chance of a manufacturing defect. Manufacturing defects are rare, but the fact remains that nothing is perfect no matter how hard manufacturers try. This is why there is a warranty. Contrary to most beliefs, warranty does not mean the absence of defect in the construction or the manufacture.

Second, is the current economic condition. Homeowners are currently expected to stay longer in their homes.

Third, there are many ways to increase the value of a house. Well kept gardens, good lighting, fresh dabs of paint and color, house extension, the creation of more livable spaces and well-maintained roofs increases the value of any house. The roof is one of the most visible parts of a house.

Fourth is that the least expensive way to maintain a good roof is to conduct roof maintenance once in a while before visible signs of damage set in. Extreme weather conditions affect the life span of roofs. It is the one part in the house that soaks in the sun all day and absorbs all the punishment of bitter cold during winter; it is also the only part of the house that is least visible in its entirety. It is the one part of the house that is cleaned least and attended least, yet it is that part of the house that protects all the valuable possessions.
