Replacing a flat roof provides a perfect opportunity to address existing issues with the roof. It is also important that other aspects of the building be considered that may be affected by the roof replacement.
On some roof replacement projects, there may be conditions present that have contributed to the failure of the existing roof. On some older roofs, the roof membrane may not currently extend high enough up the parapet wall or other adjacent walls. Over time, this can lead to water being able to travel through the wall and causing leaks on the building interior. These leaks may be attributed to the roof membrane, but are actually coming through the wall. The replacement of the roof is the perfect time to ensure that all membrane flashings travel up from the bottom of the wall to the height recommended by the roof manufacturer.
Another problem that may be encountered is deterioration of the existing parapet wall above the flashing. Sometimes the upper parts of a parapet may not have been properly constructed and even though the existing flashing is high enough on the parapet wall, the wall may no longer be watertight. The replacement roof’s flashing can be installed in such a way as to cover these areas.
Roof replacement sometimes require the addition of more insulation due to new building codes. The higher insulation may require adjustments to the height of the flashing for the replacement roof compared to the existing roof. All changes from the replacement roof need to be carefully considered.
