Changes in Commercial Roof Replacement

IMG_2065In the past, commercial roof replacement normally entailed removing the existing roof down to the roof deck and installing an entire new roof system. While commercial roof replacement still happens this way, there are also many other options. New roofing materials allow for additional options for owners in addition to a full removal and new installation.

One option currently available to commercial building owners is roof restoration. Restoration can be especially useful with EPDM membrane roofing. EPDM does not deteriorate as rapidly as older roofing options and can sometimes be restored instead of replaced.

Another option is to remove the existing membrane, but leave the existing insulation in place. If additional insulation is required, it can be added. A new membrane is installed over the insulation.

Some commercial building owners may elect to use their existing roof membrane as a vapor retarder. The existing membrane can be left in place and be used as a vapor retarder for the new roof system. Additional insulation can be added if necessary and a new membrane is installed.
